Why Repair Requests Matter

After the buyer's inspection, they submit a repair amendment listing items they want fixed or credited. This is one of the highest-risk moments in any Texas home sale.

Types of Repair Requests

Reasonable: Safety issues, code violations, systems not functioning Negotiable: Cosmetic issues, minor maintenance, age-related wear Unreasonable: Upgrades, improvements, items disclosed at listing

Your Options

1. Agree to all repairs — fastest path to closing 2. Offer a credit in lieu of repairs — buyer handles fixes after closing 3. Agree to some, decline others — negotiate item by item 4. Decline all — risk the buyer terminating during option period

The Key Decision

Is the buyer likely to walk away? If you are in the option period, the buyer can terminate for any reason. After the option period expires, your leverage increases significantly.

Waymark's Approach

On Manage, your broker reviews every repair request before you respond. On Launch, Aria breaks down each item and explains the typical approach.
